About

Bothasig Garden Phase 3 is the regulated social housing development that is underway through the social housing solutions organisation, Communicare. The development will provide 314 families the opportunity to live in an area that was previously inaccessible.

As housing continues to become less affordable, Bothasig Gardens offers 94 studios apartments, 63 one-bedrooms and 157 two-bedroom apartments, LED lighting, heat pumps, dual flush toilets and water-wise showerheads to help tenants save more money.

We understand the current spatial issues, as part of the solution, Bothasig Gardens Phase 3 will build better opportunities for young families to live, work and raise children in an area that is central, close to N1 and in close proximity of clinics, schools and access to public transport.

What is Regulated Housing?

Regulated Social Housing is part of the South African government’s housing subsidy scheme to promote rental at more affordable rates in good locations.  It provides a rental option for people who were previously excluded from bespoke areas with a lower income bracket, the opportunity for access to better services such as schools, clinics, public transport and employment opportunities. The government contributes about 50% to the cost of the building costs and property owner contributes the rest. Apart from the building cost, the property owner receives no other subsidies for day-to-day costs. All monthly operating costs must be covered from the rental collected from tenancy.
